🗓️Home Buying Timeline: Usually 2-6 months

  1. Talk to a Lender & Get Pre-Approved before seeing homes

  2. Let us set up your personalized Property Alerts & See Homes: Usually 2-5 months

  3. Offer Negotiation: Usually 1-5 days

  4. Attorney Review Period (usually 3-4 business days total): The day after both buyer & seller receive the fully-executed contract, if your attorney or the seller’s attorney doesn’t send an email to the other party’s attorney within 3 business days, the contract becomes officially binding. Once initiated, attorneys usually take 2-3 business days (could be as fast as a few hours to a week) to finish reviewing the contract, which then becomes officially binding.

  5. Mortgage Application: Best to apply immediately after the Attorney Review Period.

  6. Earnest Money Deposit (not to be confused with down payment): due within about ~5 business days after the end of the Attorney Review Period.

    Usually 2.5-5% ($20,000 is very popular)

  7. Property Inspection (~2-3 weeks)

    Buyers have 10 calendar days after Attorney Review to conduct property inspections, with reports and repair requests due to the seller’s agent within 14 calendar days of the Attorney Review's completion. If issues are reported, sellers have 7 business days to agree to correct them. Following the seller's 7-day response period, the buyer has 7 business days to accept the condition or void the contract if key issues are unresolved.

    Failure to complete inspections within 10 days, or to submit reports within 14 days, waives the inspection contingency, accepting the property 'as is'.

  8. Mortgage Commitment: Must be delivered to the seller's agent no later than 30 days after the end of the Attorney Review Period.

  9. **Final Walkthrough (**usually 1-day before or often an hour before closing)

  10. Closing
